At Alliance Commercial Group, we manage the entire process of marketing your available commercial space either for lease, sublease or for sale. We evaluate your Return on Investment (ROI) and quarterback the negotiations to maximize your cash flow and profits while dealing with new, renewing tenants and potential purchasers. In terms of a disposition of the property we position your property in a matter that will optimize sale value while keeping your closing expenses to a minimum. We help coordinate the attorneys, architects, general contractors, title companies, inspectors and others required to make your transaction happen smoothly with minimal time and effort on your part.

We take care of your real estate so you can take care of your business. Below are the typical steps in the disposition process. All may not be necessary in every case.

Marketing Plan
Alliance will produce in-house materials and distribute information through various methods to targeted potential tenants, subtenants and buyers. We will originate the offering memorandum, brochures, facts sheets, maps, aerials, accessibility and drive-time studies, site plans, floor plans as well as research surrounding area development plans. We will promote through direct mail, online through various data services to targeted users. Of course we will also promote through on-site signage, broker open houses, direct phone calls and good old fashion shoe leather cold calling. We target certain businesses, work through the commercial brokerage community, networks, ancillary influencers and through local chambers of commerce.

Consistent communication is essential, providing updates and progress reports. We will provide accurate due diligence materials to prospects to mitigate / eliminate potential pricing adjustments during final due diligence which helps lower a prospects investigative time. We schedule all face to face property tour inspections, encourage offers from prospects, answer questions, help to resolve contingencies, and coordinate closings or lease documents.

Our goal is to lease or sell you real estate in the shortest amount of time for the highest possible price. With thorough and detailed information, Alliance Commercial Group, can reduce the length of time it takes a prospect to submit an offer or letter of intent leading to a signed lease agreement or successful closing.

Our Pre-Marketing Due Diligence will include the following:
Lease / Cash Flow Analysis
This is simply a detailed review of your existing and proposed cash flows for each new lease or renewing lease agreements. The goal is to be sure that you understand the resulting cash flows from each business term that is proposed and how it affects both your short and long term goals of owning real estate. We review existing lease agreements to determine if there are any opportunities to promote that would improve your return on investment and ways to better position your property for future lease or sale.

Expense Analysis
We will review the service costs of your lease agreements to be sure that you are accounting for all cost reimbursements and paying market rates for these services. Leases typically allow the landlord to pass through some or all of the expenses of operating the property to the tenants on a prorated basis. Landlords budget for these expenses and collect the expected expenses throughout the year and then reconcile them after the end of the year. Careful review of these service bills is important to avoid paying too much thereby lowering building investment profits.

Space Analysis
This is the first step in identifying what your income projections might be, we review the as-is condition of the vacant space and make recommendations toward alterations to support the asking rent for the space. In determining asking rents we consider the size of the vacancy, its location within the building, use for the space, term, landlord provided services, operating expense allowances, tenant improvement allowances and market conditions including competitive building incentives.

Market Survey
It is important to know general and specific competitor building's market conditions before setting expectations for lease negotiations. Knowing the market occupancy rates, space absorption rates, leasing activity, asking verses actual rental rates, planned new competitive buildings and which direction these indexes are moving will all play a role in determining your lease or sale negotiating strategy.

Property Survey
We maintain a database of every vacant space in every competitive building. We can survey the available properties for lease, sublease and sale that match your space offerings. We provide market analytics surrounding your available space to help you understand the market and help you better set your expectations to help you reach your goals.

Develop Standard Proposal Format
A detailed standard form proposal format will be prepared and reviewed by you before we begin any marketing effort. Each proposal carefully outlines your offering in detail. Once tendered, a prospect comments and generally shares counter offer terms matching what competitors have offered for occupancy or purchase.

Document Review
A detailed review and analysis of the lease or sale agreement along with any other related documentation such as the work letter, option amendments for expansion and contraction or early termination and various guarantees and indemnification's. This process includes both Alliance Commercial Group as your broker as well as your real estate attorney. If you don't have an attorney with extensive commercial real estate experience, Alliance can recommend several good options. We ensure all deal points are reflected in the jargon-heavy real estate records and that you are not left buried under a pile of confusing documentation.

Commission
Zero paid by you if we do not successfully complete a lease or sale transaction. Truthfully, the tenant or buyer provides the source of funds from which both the landlord's agent and tenant's / buyer's agents are paid. The fee is built into the lease rate or sales price so it is foolish to not have representation.
